Opportunity

In collaboration with Providence Community Housing, Trapolin-Peer lead the renovation of senior living community, 10-story Nazareth Inn I (c. 1980) and 6-story Nazareth Inn II (c. 1985). Aiming to provide quality programming for the modern senior, the project included a capital needs assessment and thematic examination of neighborhoods, connection to nature, wellness, mobility, and community.

Strategy

On the exterior, the roof and windows were replaced, envelop façade repaired, and landscape enhanced. Subtle but impactful exterior design choices enhance the property, making it more approachable and palatable. With few contextual examples to reference, the design draws inspiration from similar scales and repetition – seeking to group elements together and adjusting the depth of the façade. Existing triangular openings were replaced with clean, rectangular openings; VTAC louvers installed; storefront balconies were enclosed to increase interior space; picture windows align with the slab-storefront; stucco surround painted brick on the floors 1-2 has been replaced with painted stucco; and select units have angled storefronts to take in views of Lake Pontchartrain.

Outcome

These improvements seek to create an engaging environment that residents want to celebrate and invite their family into.

The project was designed to Enterprise Green Communities and Fortified Multi-Family Standards, as well as HUD and LIHTC requirements.

Evidence-based design for senior living and conversations with residents and staff informed the approach to thermal comfort, interior lighting, acoustics, circulation, wayfinding, and color selection throughout public and private spaces, including maximizing awareness and orientation to account for reduced vision, hearing, and mobility. Large, open spaces, like the lobby, are programmed with paintings, benches, color, and graphics to feel both inviting and designated. 

Simultaneously, improved site lines promote resident safety and security, allowing staff to make passive wellness checks, and allow residents to take in the space and decide if they want to engage in activity. Additionally, fixtures were replaced and finishes, mechanical, electrical, and plumbing updated for both private and shared spaces.
